I have already filed numerous complaints with the Better Business Bureau and Consumer Affairs. Their billing is usually late, with late fees added in. I was told I was in arrears for the payment due this July 1. (I was very confused and actually thought I missed the entire month of June for a second and had to pull out my calendar.)
I requested a payoff amount and they demanded the Title Report, as well as the UCC1 Lien through the County Clerk's Office. They refused to give us a payoff amount until we provided them with a copy of the title report. I informed Spruce they will not be getting a copy of my title report. When they learned that I am a real estate agent, they quickly changed their request and are no longer requesting a title report.
The County Clerk where I live does not have preliminary Title Reports on file. (Spruce Power insisted that they did) Those are obtained through a Title Office and usually by an attorney. The cost can vary if also adding in any municipal liens on a title. What is scary is how many people may succumb to their requests and provided them with copies of their titles. So despite me doing my due diligence and researching the company, another company with poor ratings bought them out.
